illa By the Sea is a five-room bed and breakfast in Udupi, operated by Sri Ram Agencies, GSTIN 29AGZPS7598G1ZZ, at Thottam, Badanidiyur, Udupi, Karnataka 576115, India.

The person making the booking must be eighteen or over. One lead guest may book a single room, several rooms or the whole house, and is responsible for payment and for everyone in the party observing these terms.

Choosing dates and rooms holds them briefly while you pay. A booking is confirmed when payment has been received in full, and we send a confirmation by email at that point. If payment does not complete, the hold lapses and the rooms return to sale.

Payment is taken through Razorpay. You enter your card or UPI credentials on Razorpay's own page rather than ours, so we never receive your full card number, CVV or any PIN. Razorpay confirms the payment to us with limited transaction details.

Prices are shown in Indian rupees and include GST. Nothing further is added at checkout. Sri Ram Agencies is registered under GSTIN 29AGZPS7598G1ZZ.

An extra bed with breakfast is ₹1,500 per night, subject to availability. Add it to your booking and it is included in the total you pay at checkout.

• Each room sleeps two adults as standard.
• A child of twelve or under may share the room with the adults in it at no extra charge, one child to a room. Anyone of thirteen or over needs a bed of their own.
• Extra beds are chosen while booking, subject to availability. The house has two in total, not two per room.
• With extra beds in use, the whole house accommodates up to twelve adults.

Check-in is from 1 PM and check-out is by 11 AM.

Our caretaker records the details of every guest staying at the property, including children, and takes a photocopy of government-issued photographic identification on arrival. Indian citizens may present any government-issued photo ID. Foreign nationals must present a passport and a valid visa, and their details are reported to the authorities as required of accommodation providers in India.

These apply to everyone in the party, and the lead guest is responsible for them being observed.

• Visitors. Outside visitors are not permitted on the property.
• Events and photography. To maintain the peaceful atmosphere, celebrations, gatherings, or professional photography must be approved in advance. Firecrackers are not permitted on the property.
• Driver and staff accommodation. Accommodation for drivers, domestic staff, or personal attendants is not available on the property. Guests are welcome to book an additional room for them, subject to availability.
• Guest identification. All guests are required to present a valid government-issued photo ID at check-in. Indian citizens must provide a government-issued ID card, while foreign nationals must provide a valid passport and visa.
• Care of property. Guests are requested to treat the property, furnishings and amenities with care. Any damages caused during the stay may be subject to repair or replacement charges.

Bookings are non-refundable once confirmed. Please check your dates before paying. If your plans change, write to us and we will help where we can.

The cancellation and refunds page sets out what happens on a no-show, and what happens in the unlikely event that we have to cancel a confirmed stay.

We are responsible for loss or damage caused by our own negligence or by our failure to provide the stay you booked. We are not responsible for events outside our reasonable control, including weather, interruptions to power or water supply, travel disruption and acts of government.

Guests are responsible for damage they cause to the property or its contents.

Nothing in these terms limits any right you have under Indian consumer law.

The photographs, text and design on this site are our property and may not be reproduced commercially without permission.

These terms are governed by the laws of India, and the courts at Udupi, Karnataka have jurisdiction over any dispute arising from them.
